Why Rent?

As the demand for apartment housing rises, Apartments.com conducted a survey to current renters to find out why they choose to rent. The results of the survey reveal that maintenance free living, cost and flexibility are the most common reasons to rent!

The largest number of respondents (43.7%) rent primarily for the maintenance free living apartments provide. Many respondents have a strong desire for the convenience of a maintenance person available for common household repairs as well as the freedom of not needing to tend to a lawn, garden or landscaping.

More than twenty-three percent of renters choose to rent for financial reasons. According to the National Multi-Housing Council (NMHC), if an individual plans to live in one place for less than five years, it may make the most financial sense to rent. The costs of buying and selling a home can total 10 percent or more of the price of the home. Additionally, home ownership in a desired neighborhood may be much more expensive than renting in the same neighborhood. Some of the survey respondents indicated that they chose to rent in a preferred school district when owning in the area was not within their budget. Renting also affords individuals the freedom to invest in a variety of stocks, bonds and mutual funds that can provide a higher return on investment as opposed to property ownership. According to the NMHC the average home value increases only five percent each year, whereas the average stock value increases seven percent and bond value increases eight percent each year.

Nineteen percent of respondents indicate that relocation flexibility and the lack of a long term commitment in an apartment is the primary reason they choose to rent.

The NMHC suggests that renting may be a good choice for the following types of individuals:

  • Young adults just beginning their careers.
  • Single parents who do not have time for maintenance or the money to buy a house in a desired school district.
  • Empty nesters who want to travel.
  • Anyone tired of long commutes to work.
  • Anyone who wants abundant amenities and social activities where they live.
  • Professionals who transfer often.

For those who choose to rent, apartment selection hinges on specific available amenities and community features. Our survey revealed that in-unit washers and dryers and air conditioning are the most desirable amenities. Properties that allow pets and have ample parking for tenants top the list of community features that increase renter satisfaction.

My husband & I moved from a 3 bedroom, 2 bath house to a 2 bedroom, 1 bath apart in another state to be closer to our pregnant daughter & son-in-law. Before we moved, we had to replace our heat pump, water heater, stove, garbage disposal, carpet, vinyl flooring, paint everything, and repair our fence which was hurricane & tornado damaged. All very expensive, and we had to pay for it all. We chose to rent because we wanted a smaller place, no yard work, no maintenance or upkeep, someone else to repair/replace our appliances, etc. We are nearing retirement age and we believe in “downsizing” as one ages, so we gave a lot of our things, furniture, appliances, yard & garden tools, etc., to Goodwill and our church. We used the profit from the sale of our house to pay off our bills, & we can afford a beautiful new apartment. Renting is a good thing. Young people wanting to buy a home need to take into consideration all the upkeep that they alone will be responsible for, including yard work, painting, replacing appliances, including heating & air conditioning units, water heaters, etc. We bought our house for $67,000, 30 year loan. After 15 years, we only got the balance down to just under $50,000. It wasn’t worth it. Renting is better.

Now if I could find someone that will help me with the income that I receive, maybe I can buy a house, instead of trying to rent this mess they call a house , that’s not up to-date. I rent because the median price of a house in my area is $650,000. That’s the MEDIAN. So it’s either a run down shack in a crime infested neighborhood that is still expensive compared to nice homes in most of the country, or an apartment with a rent that is higher than mortgages in most of the country. But hey, at least I get to listen to my neighbor’s TV all night. Simple economics.

That is very basic grammar. Also he typed im it should have been I’m and havent should have been haven’t. I know I probably made some of my own mistakes here too, that is why I don’t typically criticize others. But it bothers me when I see people doing just that. The question was Why you choose to rent? Regardless, I am looking to rent because I have one income that in many parts of the country would be pretty decent, but where I currently reside it is close to poverty. Most apartments in safe areas are too expensive for me. If I could afford a house, I would so I am surprised that you indicted in your essay that the majority of people rented because they didn’t want to maintain a house. I think if you pushed a little harder, or worded the question differently, I’m pretty sure those people couldn’t afford to maintain a house which is why they choose to rent. I highly doubt that most people would choose an apartment over owning their own home.

I live in a very expensive bay area and head of household. My husband is doing odd jobs. Together, we make much less than the median household income in bayarea, CA. I live in this neighbourhood because of the excellent school district. I would love to have my own condo some day but don’t know how. I’m sick of coin laundry. I choose to rent because I am relocating for a new job and cannot purchase a new home until my current one is sold. I loved being a home owner, and cannot wait to become one again. Maintaining my first home wasn’t nearly as hard as people make it seem, even when the furnace didn’t start one day in January. And I got some exercise mowing the lawn. I was able to cut holes through the wall and install dog doors so my dog could get out while I was at work, what apartment will let you do that?

I owned two homes over a twelve year period and finally decided to simplify my life, downsize and rent an apartment. I don’t particularly like yard work or shoveling snow off of a driveway and walkway during the winter. I also wanted to move closer to work and shopping to cut down on driving. I can now walk to work, or take the bus if I like, which is especially great in the winter. I know the old saw about not building any equity, etc. But I am putting money into other investments instead of real estate. He owned two houses he inherited for twenty years and a girlfriend at the time talked him into selling them because they were old and needed alot of work, but now he kinda wishes he kept one. My boyfreind lives in Cincinatti. Owned two homes he inherited for 20 years,was a landlord,then sold the houses,wish he kept one. Rented an apt. Now is living in a room in a 5 bedroom home. Has garage and basement to use for himself. Pays $350 a month. Has great credit and $40,000 for if and when he ever buys a house again. Says he doesn’t want one for himself, but would buy one if he was married. He agrees with me about the benefits of owning a home but I feel he’s gone backwards. My husband and I have owned 2 home in the past 27 years and now that our daughter has moved out, we no longer need a 4 bedroom, 4 bathroom house. We had a built in pool and the upkeep was killing us. We are only 45 years old, but all we had time for was to go to work, come home and work constantly around the yard and in the house. Your article promotes a great deal of thought. I live in NYC where it is prohibitive for the average working person to own. Thus the reason for more rentals than ownership is higher within the metro area than anywhere in the country. I havent polled the rest of the country, but in my opinion, NYC is and remains a city of renters.
I have lived in the same apartment for 30 years. My neighbors have never been a bother, we are all quite civil towards one another.
I am sure, I might have fared better had I purchased a home years ago and perhaps in hind-sight,I made a mistake in not doing so. At 76 y/o, its too late now.

Ichoose to rent due to the fact I am a senior and can’t worry about maintinence and have a selfish adult son that wouldn’t even come over to cut my grass, I’m greatful to be able to afford rental ,don’t have to be concerned about extremely high gas bills. My neighbors are nice and quiet , most are working citizens.
