<description>&#60;p&#62;I have a problem tenant who is very abusive. Foul language, threatening, aggressive behavior. With a month to month lease, may I simply choose to end the lease with a 60 day notice? As opposed to the eviction process? Also, I need to increase the rents. They have not been increased for years &#38;#38; I took a loss last year. Must I increase everyone's rent? There are 2 elderly tenants on fixed incomes whom i do not wish to increase. Is this legal?

<description>&#60;p&#62;I signed my lease in 2006. After the lease was up I did not sign a renewal lease but my landlord continued to accept my rent so I became month to month.  I am now moving out and I gave my 30 day notice. My move out date is 1/18/09 so do I owe for the whole month or just up unitl I move out?

<description>&#60;p&#62;I signed a contract before seeing the property. I was desperate and took their word that it was a beautiful neighborhood and apts. When I looked at the property, it was horrible but I went out of town so I called and let the rental property know. I never got keys to the place but I did sign the contract. Now they are saying that I have to give a 30 day notice and pay next months rent in order to get my deposit back. What can I do?

<description>&#60;p&#62;I currently lease a home where the current rent does not cover the total costs of mortgage , insurance, &#38;#38; taxes.  The current lease will expire in the next month and a half.  I informed the tenant that the monthly rent will be increased by 8% under the new lease.  The tenant indicated that &#34;she can't afford that&#34; and has verbally expressed an interest in leasing month-to-month.   I informed her that a month-to-month lease will have a rental amount that it least 10% greater than the current rent.  Given the current real estate market, what is a reasonable percentage to apply for new rental agreement? Month to month lease?
