<description>&#60;p&#62;I have been a landlord for 27 years   .I have found that when ever possible I pull up the carpets and finish the floors below rather they are hardwood or soft pine.  Tenants do not take care of carpets and if they sneak a pet in you are stuck with the smell possibly soaking into the underlying floor below.

<description>&#60;p&#62;I am in the process of preparing one of my apartments for a new tenant. The carpet in the apartment is dirty and must be replaced. However, I am not sure if I should replace the carpet or restore the potentally beautiful hardwood floors currently hidden by the carpet. Tenants don't clean the carpet in their apartment. They want a carpeted unit but not the responsibility of cleaning the carpet every 3 ot 6 months. Help!  What are the pros and cons? Thank you in advance.

<description>&#60;p&#62;We advertised that laundry was available at our rental property.  However, the washing machine broke and the tenant feels they can withhold rent because we advertised laundry when we were looking for tenants.  The lease does not say laundry is provided.  It states they pay for all utilities excpet water.  Are we legally responsible to provide a new washer?
