Breaking the lease on my turns

    In the current lease agreement I have with my roommate (I am the condo owner/landlord and my roommate is the 'tenant' in an owner-occupied scenario) I give her the ability to break the lease early given 30 days notice as well as no need to find a sublet if she pays an additional month's rent. However, I do not have this sort of arrangement for me in the lease if I want to break it.

    In all the standard Chicago leases I have seen and signed prior to being a landlord, I never saw any clauses stating what should happen should a landlord wish to break the lease early, though there are always clauses for tenants' early termination.

    In my owner-occupied situation, could I assume or make the same deal, ie give at least 30 days notice then state that due to breaking the lease that I will pay the tenant the last month's rent?

    so the question is that you want to move out as the owner/roommate? so are you selling or just going to move and let your "tenant" find a new roommate? i would give them some time 15-30 days to find a new roommate.
