   First and foremost you want to make sure that the name and social security # match up correctly - that the person is who they say they are. You also want to look for any red flags that may indicate the potential renter is less than responsible, such as bankruptcies and/or collections. You'll also want to pay attention to their gross monthly income after rent and estimated debt.
