How would I go about charging daily rent for apartments/condos in a ned/breakfast type setting?

    I am thinking about renting out one bedroom in my own 2 bedroom apartment soon. While in my room, I would like to rent out the 2nd bedroom on weekends for about $100-$150 per night and most likely would not include breakfast or anything else besides privacy and towels/toiletries/a mini fridge and bathroom access. This would be a great deal compared to hotel rooms as I am in the NYC metro area. However, I am not sure how legal this is or even the correct terminologies for this so I can look into it more myself. I've done online searches but nothing comes back specifying exactly what I am considering. There is a site called staywithjon.com which is very similar to what I envision, but again, I don't know how legal it is or if there is anything official I need to do other than setting up the room, advertising and dealing with guests as they contact me. I can handle that, but I don't want to get in trouble for it. I don't have a condo, I am a renter. If this is the nonly thing that makes it illegal, please let me know how I would do it as a condo owner. Any comments or links/resources would be welcome and appreciated. Thank you!

    The first thing you need to do is look at your lease to see if this is something you could do; many leases don't allow sublets, let alone renting a room out to a different person every weekend. If there is not specific language in your lease regarding this topic you will want to speak with your landlord directly about your idea and get their approval.

    The second thing you'll want to consider is that even if your landlord were to approve this situation, your name will be the name of the lease. So if any of your "guests" trash the apartment you will be responsible for any damages.
