I really would prefer no children in my rental properties. Can I say this in my ad?

No. According to the Fair Housing Act you cannot show any partiality to any particular type of tenant such as, college students, or disabled people. With that said, you are not allowed to say “no children” or “no older people” in your ad or even hint that your unit would not suit certain people.
