    I have a tenant that just moved out of one of my properties, I want to replace the carpet, can I keep some of the security deposit for this?

    Unless the carpet is damaged beyond ordinary wear and tear, no. Landlords cannot keep a tenant’s security deposit to pay for improvements needed from normal wear and tear.
