Can I charge a special deposit in case they trash my carpeting?

    In the past I have had a no pet policy. I´m considering allowing small dogs in my rental unit; can I charge a special deposit in case they trash my carpeting?

    You probably can, but check your local and state laws to make sure you can charge a special deposit and to see if there is a cap as to how much you can charge.
