    can landlords require tenants to obtain renter's insurance or is it just a suggestion on the landlords part?

    While I'm not aware of any laws that prohibit landlords from making it a requirement that their residential tenants acquire renter's insurance, it is rare to make the insurance mandatory in residential leasing.

    The issue is that it's hard to enforce the insurance requirement and much leg work is needed to monitor the payment of premiums and claims. That's why most residential management companies include a lease clause that strongly advises that the tenant obtain renter's insurance.

    We use a screening service, National Tenant Network, NTN that has a service called SecureLease which has a built in renters insurance link in it so our applicants can get instant online insurance and we require it.
