I have a city letter that needs to have a small hole repaired in the ceiling.(15 minutes work) I am having trouble getting the tenant to let me in to repair it. With or with out them home. Can I post a 24 hour notice to gain entry and do the repair? Or something of the nature.

yes most state laws require a landlord to give 24hour notice. i would also think about adding that to your lease
