What are the grounds for eviction?

There are four main reasons for eviction, According to the ABA.
Non-payment of rent – The landlord needs to inform the tenant in writing that full rent is due by a specific deadline or the lease will be terminated.
Other tenant violations - The landlord must inform the tenant in writing of the believed violation. The tenant must have ample time to correct the problem. If the tenant does nothing to correct it, the landlord may evict.
Lease has expired - If the landlord doesn't extend an expired lease and the tenant refuses to leave, the landlord may evict. The tenant must be given written notice.
No lease - When a tenant rents month to month without a lease, a landlord needs only to give written notice (usually 30 days) to terminate the lease. If the tenant does not leave at the end of that time, the landlord can evict.Posted 2 years ago # -
There was an incident on sat. night 9/06 where my former lover and former tenant and i had an argument. she became hysterical and started screaming the argument resulted in the police being called to settle the dispute they took her home and i went to bed in the house in which i am renting a room. The landlord then told me that she wasn't allowed back on sunday, she was supposed to be cleaning out the room that day and well Monday rolled around and I invited her over thinking nothing of it...and he proceeds to call the police again claiming that she is banned from the house and is no longer allowed..the police said that since i am a tenant that pays rent i can have any visitor i want...so then they leave and the landlord issues me a notice for eviction saying that since i refuse to deny my former lover from visiting me and he also claims that she is a threat to vandalism and or theft (which is bogus). He claims this is reason enough to evict me.......is this true?
